SITUATION
Located on the outskirts of Pendeen, one can immediately see why the
area has World Heritage Site status, with many disused mine chimneys
and engine houses demonstrating its rich mining history. The area is also designated as an Area of Outstanding Natural Beauty, as is much of the Penwith Peninsula with its stunning rugged coastline forming many popular attractive coves as well as iconic beaches such as the
picturesque and very photogenic Porthcurno Beach and the world famous surfing beach at Sennen.
Attractions are aplenty, with the Minnack Theatre, Land’s End, Cape
Cornwall and St Michael’s Mount all within easy reach of the woodland.
The area is known for Neolithic sites, stone circles, standing stones, and, quoits. Several of which can be found in the large open access areas of moorland, on both sides of the road near the entrance. This moorland in turn links to a network of paths including the SW Coast Path.
There are a number of nearby villages offering a variety of everyday
facilities and amenities which are supplemented further by the towns of St Just about 3.5 miles to the south-west and Penzance about 6.5 miles southeast and St Ives around 10.5 miles northeast.

serve as a useful bolthole/base for those living further afield who wish to come down and enjoy what West Cornwall has to offer. Equally, someone already living within the area might wish to simply take advantage of the woodland as a quiet escape and enjoy its tranquillity and copious firewood supply.

The land is sold subject to and with the benefit of any wayleave
agreements in respect of electricity or telephone equipment crossing the property, together with any restrictive covenants or public or private rights of way. There is a footpath that runs down the western edge of Lot 1.
Please note that the adjacent landowner has a right of access for
agricultural vehicles and livestock over the track to the north-west of the suggested parking area for Lot 1. The track through the two woodland lots is used to access Carminowe Farm. TENURE & COMPLETION
The woodland is sold freehold with vacant possession on completion 6
weeks after the auction, or earlier by agreement.

Follow the A30 west to the end of the Hayle bypass and take the 2nd exit towards St Ives. At the 2nd mini roundabout take the first exit signed Lelant Downs. Follow this road for 3 miles and turn right at the end of it towards St Ives. After 1.3 miles at the end of this road turn left onto the B3306 signed Zennor and Pendeen.
Being careful not to be distracted by the amazing coastal scenery,
proceed for 8 miles to Pendeen. At the first crossroads in the village turn left signed Newbridge. Proceed up the hill for 0.4 of a mile, past the 2 engine houses and turn right onto a track signed Carnminowe Farm. Continue along the track to the northern point. A For Sale Board is erected at the roadside.
