The land and stables are situated within the desirable South Devon village of Wrangaton which is situated on the edge of Dartmoor National Park. Dartmoor National Park offers fantastic outriding with a network of bridle-paths and tracks. Located in Wrangaton is Cheston Farm Equestrian Centre that offers a range of services including individual lessons, group lessons, group hacking and CFEC Club (Pony Club).
The A38 is within easy reach providing good access to the M5. Mainline railway links to London Paddington are located in the nearby market town of Totnes, with its full range of comprehensive shopping facilities. Stables
A gated entrance directly off Green Lane leads up into the stables. Currently laid to lawn, there is an enclosed section that would be suited as a yard due to its easy road access and access to the stables and mains water. The stables are of constructed from concrete blocks and with a tin roof. Both stables are of a similar size. There is a small tack room located off of stable two and provides secure and dry storage.
The Land
Coming from the gated entrance, the land is split into two paddocks by post and rail fencing. The top paddock and yard is 0.73 acres and the bottom paddock is 0.89 acres. The bottom paddock has its own gated entrance providing direct access from the road.
Services
Mains water is connected to the stables. There is private water access via a spring.
Directions
From the A38 at Wrangaton proceeding west on the A38 past South Brent and take the Wrangaton exit off the dual carriageway turning right at the intersecting going over a bridge over the A38. At the T junction turn left and then second right onto Green lane and continue up the hill towards the cross road. The stables are located approximately 100m before the crossroad.
Method of Sale
The property will be offered for sale by Online Traditional auction. The auction end date is 10th September at 6pm.
The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website stags.co.uk.
Buyers Administration Fee
The successful purchaser(s) will be liable to pay the sum of £5,000 inc VAT. From this a “buyer’s fee” of £2,400 (inc VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.
An additional “administration” fee of £1,000+VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
Proof of Identity
Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction.
There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.
