METHOD OF SALE
The property will be offered for sale by Online Traditional Auction (unless sold prior.) The auction end date Wednesday 15th November 2023 at 6pm.
The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date.
SITUATION
The land is located in a sheltered position on the south eastern edge of the popular village of Brentor, between the Village Hall and the former Railway Station in an excellent area for walking and outriding. It lies within and enjoys stunning views over Dartmoor National Park sitting on its western edge, within easy reach of the good range of village amenities in nearby Mary Tavy. These include a village store and Post Office, a cafe, and some excellent pubs and local Inns.
The land lies approximately 190 metres above sea level and is classified as Grade 3 on the Agricultural Land Classification Maps.
DESCRIPTION
The land comprises three fields that very gently slope to the south east, together with a steel framed barn (60' x 30' with a concrete floor) with a lean-to (45' x 30') a concreted yard area, a stream and an attractive wildlife pond. There are wonderful views over West Blackdown Moor. The land has been well farmed and is in excellent condition. It is bordered by mature stock-proof hedges which provide good shade and shelter. The land would ideally suit horse or livestock grazing, or alternatively a number of amenity or tourist uses perhaps including camping under the 60 Day Permitted Development Planning rules. It lies in a very peaceful position with the main sound being bird song and the gurgling stream that runs through part of the field.
SERVICES
The land is naturally watered from the stream that runs through the middle of the land. There is also a pond near the southern part of the land. An overhead electric line crosses the property.
WAYLEAVES AND RIGHTS OF WAY
The land is sold subject to, and with the benefit of any wayleave agreements in respect of electricity or telephone equipment crossing the property, together with any restrictive covenants or public or private rights of way. There are no public rights of way shown to affect the property, on the Ordnance Survey plan. The land benefits from a right of way over the narrow lane to the west.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
