From the Luscombe Maye office in the heart of the town proceed up the hill towards Plymouth. On reaching the war memorial on the left hand side, bear left, proceed along this road towards the entrance to the church and the barn will be found immediately on the left hand side.
SITUATION
St George's Church Barn is situated in the heart of the sought after town of Modbury in the South Hams area of South Devon.
The A38 dual carriageway expressway is about 6 miles away and the magnificent South Hams coastline with its sandy beaches about 4 miles distant.
DESCRIPTION

Believe to be constructed of predominantly rendered natural stone (part cob) under a composite slate roof, the barn may be accessed through a pair of double doors at ground floor level on east elevation (pedestrian use only) but also through a small door at first floor level on the west side.
The barn has in the past been used by the Church for general storage purposes and lends itself to continuation of this use or other uses subject to obtaining the necessary planning consent.
A Council maintained road leads to the barn but there is no designated parking with it.

RESTRICTIVE COVENANT
The property is being sold subject to a restrictive covenant whereby a clawback of 30% of the increase in value will be due to the seller in the event that planning consent is gained for residential use. This covenant to apply for a period of 10 years (from the date of legal completion).
