SITUATION
Sedgewell House is situated in a tranquil location in the rural hamlet of Olchard, with everyday facilities, a church and an inn being available in the nearby village of Ideford (1 mile). The house was originally owned by the Ugbrook Estate and is now being sold by the Duchy of Cornwall.
DESCRIPTION
This double-fronted country house is thought to have been built at the turn of the 20th century and contains some interesting period features. There are large sash windows to some of the reception rooms and fireplaces. It is fair to say that the house requires improvement and renovation and offers the purchaser a fantastic opportunity to create a fine country property.

ACCOMMODATION
From the private lane there is a gravel drive which leads round to the south-facing aspect of the property, with a number of stone steps leading under the loggia to the front door entrance hall. Off the dining room is a pair of doors leading through to the conservatory, with views to the east and south and with raised flower beds within the room. The kitchen contains fitted base and eye-level units with 2-oven oil-fired Aga. Off the kitchen is the boot room with door to scullery and utility room. The grand staircase leads up to the first floor landing, with doors to 5 double bedrooms and 3 bath/shower rooms. Again, there is considerable opportunity to remodel the upstairs of the house.
GARDENS, GROUNDS, OUTBUILDINGS
The grounds of Sedgewell House extend to the east and south of the property and are accessed from the front gravelled lane or from the rear tarmac drive. The northern boundary is a stone wall. The productive areas of the garden are located to the eastern side of the property, where there are a number of vegetable beds and fruit cages near to the timber framed greenhouse. On the lower level is a large fruit cage and to the rear is the boundary of the property. A flight of steps leads down to the lower orchard areas, where there are a number of fruit trees. DIRECTIONS
From Exeter proceed south on the M5 and join the A38. Take the A380 towards Torquay and leave the road at the turning signed Olchard at the brow of the hill, after passing two turnings to Ideford. Once off the A380, turn right down the shared private drive, between the two stone pillars. Take the right hand fork which leads down to Sedgewell House.

The property will be offered for sale by Online Traditional auction. The auction end date will be Thursday 18th Feb at 6pm. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website stags.co.uk.
BUYERS ADMINISTRATION FEE
The successful purchaser(s) will be liable to pay the sum of £5,000. From this a “buyer’s fee” of £2,400 (inc VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.
An additional “administration” fee of £1,000+VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
