SITUATION & DESCRIPTION
The property is set in a stunning moorland location in the middle of Dartmoor National Park between the villages of Poundsgate and Ponsworthy. Dartmoor is renowned for its spectacular scenery, its high granite tors, heather clad moorland and wooded valleys, bisected by fast flowing rivers and streams. The property is well placed to best enjoy the excellent walking and riding opportunities with access to open moorland on the doorstep and the best outdoor recreational pursuits available to the area. The surrounding countryside and moors provide some of the most scenic landscapes Dartmoor has to offer, yet the property is extremely accessible, being less than a fifteen-minute drive from the A38 Expressway and M5 beyond whilst mainline train access to London Paddington can be found from Newton Abbot. The property is 3 miles from Widecombe in the Moor with its distinctive tower reputed to be the tallest of any church in Devon and known as the 'Cathedral in the Moor'. Widecombe in the Moor has a desirable primary school, post office and village shop and two pubs including the award winning Rugglestone Inn. Wider amenities can be found in the larger towns of Newton Abbot and Ashburton.
Primms Cottage offers the rare opportunity to purchase one of Dartmoors heritage cottages within a large plot measuring approx. 1.26 acres which is bordered by stone walling and mature established trees offering the property privacy and shelter from the elements. This one bed cottage is unspoilt and is in need of general refurbishment but allows the purchaser to create an idyllic moorland home.
ACCOMMODATION
Although recently occupied the property is in need of general refurbishment but could be a wonderful main or second home. A stable door leads to the property and through to the kitchen which has a Rayburn stove which also provides the heating, whilst a Belfast sink overlooks the plot. The sitting room has magnificent characterful features including an inglenook fireplace with wood burning stove, exposed stone walling and exposed beam. Next to the sitting room is the bedroom which enjoys a dual aspect outlook over the surrounding moorland. The bedroom is served by a timber clad bathroom with sink and WC.
OUTSIDE
A 300m track passes over common land leading to the property. There are no near neighbours apart from the passing resident ponies and other wildlife. The property is set behind stone walling and mature trees which disguise the cottage and offer much privacy. The plot extends to approx. 1.26 acres and offers direct moorland access to some of the best walking and riding opportunities available to the area. To the side of the property is a former piggery which offers plentiful storage or could be converted (subject to necessary permissions) for other uses.
SERVICES
Mains electricity & water. Private drainage.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
