SITUATION
The land and stables are situated within the desirable South Devon village of Stokeinteignhead. Set in the picturesque rolling Devon landscape with a strong village community that includes a sought-after primary school, country inn, village hall, shop and historic Church. Located in an area of great landscape value, a network of bridle-paths and tracks makes this a popular area for horse riding.
The sandy beaches of Shaldon, Teignmouth and Torbay, are within a few miles, and Maidencombe, with its beach and cafe, at the end of Stoke Road. The A380 is within easy reach providing good access to the A38 and M5. Mainline railway links to London Paddington are located in the nearby market town of Newton Abbot, with its full range of comprehensive shopping facilities. The cities of Exeter and Plymouth are also within easy reach for work, shopping or leisure.
STABLES
A gated entrance directly off Stoke Road via a shared drive leads up into the main yard. On the left hand side is the first storage room which is off the end of the stables with a useful storage space.
Stables one, two, three and four are of similar size.
A smaller stable ideal for small ponies is located to the end of the stables and the storage areas were there is a tack room and hay barn.
THE LAND
A gate near the end of barn three leads into the land from the yard. The land slopes up and the views become even more far reaching the further you go up. At the top the land levels off with a large level section of the land where spectacular far reaching views over the surrounding countryside can be enjoyed. The boundaries of the land comprise of wooden post fencing.

BUYERS AND ADMINISTRATION FEE
The successful purchaser(s) will be liable to pay the sum of £5,000 inc VAT. From this a “buyer’s fee” of £2,400 inc VAT is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.
An additional “administration fee” of £1,200 inc VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
PROOF OF IDENTITY
Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

It is the purchaser's responsibility to make all necessary enquiries prior to the auction. COMPLETION DATE
The completion date will be 28 days after the auction or as dictated by the solicitor.
DIRECTIONS
Leave the English Rivera on the A379 heading towards Shaldon. At Maidencombe, turn left signed Stokeinteignhead onto Stoke Road. Follow this road through into Higher Gabwell, and at the S bend in the road the gate to the land and stables is on the left hand side between Gabwell Barn and Hilary Cottage.
DEFINITION OF AUCTION GUIDE AND RESERVE
Guide price is an indication of the seller's expectation. Reserve Price is a figure below which the auctioneer cannot sell the lot at auction. We expect the reserve will be set within the guide range or no more than 10% above a single figure guide. Guide prices may change at any time prior to the auction.
