SITUATION
Calstock is a former inland port on the tidal path of the river Tamar, now enjoyed by sailing enthusiasts who use the quay and mooring facilities, with the village enjoying an excellent community spirit and a regular, 35- minute train service to Plymouth. It has an impressive railway viaduct and is very popular, particularly with those with an interest in sailing, outdoor pursuits or other waterborne activities, such as kayaking or paddle boarding. Calstock lies in particularly attractive rolling Cornish countryside, designated as an Area of Outstanding Natural Beauty (AONB) and has tidal access to Plymouth Sound. It has a variety of shops including two pubs, a social club, a café, an ice cream parlour, a pasty shop/general store and an art gallery. Dartmoor National Park, Cotehele House (National Trust) and St Mellion Golf Course are all just a short drive away. The village of Gunnislake is 2.5 miles away and the thriving market town of Tavistock, with its superb range of shopping, recreational and educational facilities, is just 7.5 miles away.
DESCRIPTION - AUCTION GUIDE £40,000 - £60,000
The land comprises approximately 1.50 acres (0.61 hectares) and enjoys rural views over the River Tamar. It lies in a private position accessed off a minor country lane via a shared stoned driveway. Given its location, the land is ideally suited to a range of recreational uses including '28 day' camping (under Permitted Development Rights), or as a private spot to enjoy a picnic/BBQ or a glass of wine on a long summer evening. On the other hand it would be great for children to enjoy the space for various games, perhaps involving the rope swing. It is also likely to appeal to purchasers or perhaps an investor wanting to own some stunning Cornwall countryside in a peaceful location, with easy access to a train station, nearby Plymouth, Dartmoor, the South Devon and Cornish coast, and Calstock itself.
SERVICES
No services are currently connected, though it is believed that mains water and electricity are available nearby. Purchasers must satisfy themselves on these points.
WAYLEAVES AND RIGHTS OF WAY
The land is sold subject to and with the benefit of any wayleave agreements in respect of electricity or telephone equipment and the property is sold subject to and with the benefit of any public or private rights of way. There are no public rights of way shown on the Ordnance Survey Plan. The land benefits from a right of access over the shared stone driveway 'at all times and for all purposes'. For further details, please see information contained within the legal pack.

DIRECTIONS
What3Words - culling.cricket.winks
From Tavistock proceed southwest along the A390, for approximately 3.5 miles before reaching Gunnislake. Continue along the A390 through Gunnislake, before passing the railway station on your left. After passing this, take the next left (i.e. turn off just before the Co-Op fuel station.) After approximately tenth of a mile, turn left opposite the Tamar Valley AONB centre. Proceed along this road and after approximately fifth of a mile you will arrive at a junction, turn right. Proceed along this road and immediately after crossing the railway line, turn left and immediately turn left again. Continue for another mile before going over the railway line again, this time keeping right. Continue for another quarter mile before turning right onto a stoned driveway (signposted Springwood and The Drying Loft) where a Stags For Sale board has been placed. Proceed along the drive and the land can be found on your right-hand side just after the large greenhouse structure.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
