Situation
The land has road frontage and is situated on the eastern side of Watling Street (A5) leading south of the village of Kilsby.
Access can be gained via one of two gated entrances off the hardcore track situated along the southern boundary. The land has frontage along the western boundary and surrounds the Kilsby tunnel on west coast main rail line, which runs beneath the land.
Description
The land extends to approximately 9.83 acres bordered by a mixture of post, stocking netting fencing and mature trees to three sides. The northern boundary is enclosed by palisade security fencing, with Network Rail being responsible for maintenance.
Adjacent to the northern boundary is Kilsby tunnel, which runs underneath the parcel of land. A mains fed water trough is situated along the southern boundary in the south-west corner of the land.
The land is classified as Grade 3 on the Agricultural Land Classification Maps, being a slowly permeable base-rich loam and clay soil.
