Situation
The land is situated on the Coventry Road leading out of the village of Brinklow and lying just to the east of the A46 Coventry Bypass, adjacent to Coombe Abbey and with direct access leading into Coventry City Centre. The land is in the Binley wood vicinity with good access to the major road networks including the M6 and A46.
Description
The land off Brinklow Road extends to approximately 3.81 acres, located East of Coventry. The property is accessed via a central, hardcore track that leads to a telecoms mast in the centre, as well as three stables and a hay shed. To the south of the land is a grass paddock that has potential equestrian use subject to planning. Lying to the west of the property are mature deciduous trees. There is good road frontage to the B4428 Brinklow to Coventry Road to the North of the land with its own access gate whilst the south of the land adjoins open farmland. The land is bordered to the west by commercial storage land and bordered to the east by Oak Nurseries, divided by a fence and mature trees and hedgerows. The opinion of the agent is that the land is suitable for a number of alternative uses subject to obtaining the necessary planning consents and in conjunction with the infrastructure links close by.
Telecoms Mast
Centrally located on the property is a Telecoms Mast, leased to Airwave Solutions Ltd dated 30th May 2019 until 29th May 2029, at a rent of £4,500 per annum. The land will be sold subject to the lease and the appropriate 2023 apportioned rent provided to the purchaser upon completion.
Tenure & Possession
The land (title no. WK373928 and WK2935219) is sold freehold with vacant possession, excluding the telecoms mast lease as detailed above. Development Uplift
The property will be sold subject to a development uplift clause which will reserve 30% of any increase in value due to any non-agricultural equestrian development that takes place within a period of 30 years from the date of sale.
