SITUATION
The land lies in attractive Cornish countryside between the villages of
Rosenannon and St Wenn, yet within easy reach of the magnificent North Cornish coast and its popular beaches. It is conveniently situated around 3.5 miles to the east of the Winnard's Perch roundabout on the A39 and approximately 4.5 miles north west of the Victoria Junction on the A30.
Wadebridge is just under 6 miles north and offers a comprehensive range of leisure and shopping facilities, as well as the Camel Trail, which itself offers miles of scenic walking, cycling and horse riding between Bodmin and Padstow.

The paddock is accessed from a rural lane via a gated entrance (shared with an adjoining owner) and has ample hard standing which provides a convenient parking area. PLANNING
Planning Permission was granted by Cornwall County Council on 3rd
February 2020 for the erection of an Agricultural Barn. Further details can be found under the reference number PA19/04510.
Foundation trenches have been dug by the current vendor in respect of this. Permission was refused by Cornwall County Council on 5th February 2021 (reference number: PA20/09536) for the siting of static caravan for living and office space purposes with regards to running a horticultural business and undertaking beekeeping. The decision was appealed, but subsequently dismissed on 7th September 2021.
