The land is tucked away with a right of way up a private drive shared with four houses, in the centre of Feniton Old Village not far from the church and village hall. In the newer part of the village, about half a mile, there is a small supermarket, well regarded CofE primary school and mainline rail station on the London Waterloo line.
To the south is Ottery St. Mary where there is a good range of day to day shops, doctors surgery and renowned The Kings School, whilst Colyton Grammar, one of the top schools in the country is also local, both with bus pick-ups nearby. There are also a plethora of excellent private schools in Exeter and the local area. The A30 gives fast access to the market town of Honiton, to the east and Exeter to the west. The south coast at Sidmouth (about 10 miles) is easily reached by car.

DIRECTIONS
Upon entering Feniton old village, pass the green triangle and as the road bears left, take the private drive on your right marked Feniton House. Longmeadows Lodge etc. Continue up the drive, past the houses and it continues into the land.

METHOD OF SALE
The property will be offered for sale by Online Traditional Auction. The auction end date will be 5pm on 13th October 2021. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date.
BUYERS & ADMINISTRATION FEE - ONLINE AUCTION
The successful purchaser(s) will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.
An additional "administration" fee of £600 (Inc VAT) will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
PROOF OF IDENTITY
Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.
