N.B. AUCTION LEGAL PACK NOW UPLOADED - 08/02/2021
DESCRIPTION & LOCATION:
The sale of the now disused Former Uton Borehole Pumping Station affords an excellent and rare opportunity to acquire this interesting structure, occupying a level enclosed site of around 0.21 acres, situated in open countryside a short distance from the town of Crediton in Mid Devon. The regional city of Exeter lies approximately 8 miles distant to the south east. Both settlements offer an extensive range of shops, services and amenities.
The building occupies a broadly rectangular site, surrounded principally by chain link fencing with a secure gated access leading from the adjoining adopted public highway to the east. The site compound includes an extensive area of concrete, as well as grassed areas. There is a pole mounted transformer near the western edge of the site and a number of manholes and chambers to the northern side of the site. The freehold site extends in total to approximately 0.21 acres (0.09 hectares) or thereabouts.
The building itself is of brick cavity construction beneath flat roofs, with a number of doors and obscure glazed openings. Internally the building comprises a principal pump house room, with pit area and open tower with winch, an inner lobby with access to a WC, and a separate office area with external door access. The building has a gross external footprint of around 44 sq.m. according to the latest digital Promap.
The site enjoys open rural outlooks in most directions.
The property may have potential for alternative uses, subject to obtaining any necessary consents/approvals from the Local Planning Authority, which cannot be guaranteed to be forthcoming.
SERVICES:
It is understood that mains electricity and mains water may be available to reconnect to on or near the site, although prospective purchasers are to make their own utility enquiries.
TENURE & POSSESSION:
The property is offered for sale freehold with full vacant possession of all parts available upon completion of the purchase which will be scheduled to take place 28 days from the closing date of the online auction or earlier by agreement between the parties. The title is registered with the Land Registry under title number: DN542258.
DECOMMISSIONING:
The vendors (Pennon Group) undertake to fully decommission the site within the boundaries of the property (leaving any redundant decommissioned pipework and/or chambers in the ground) at their cost within six months of the date of completion of the sale, and reserve all necessary rights to enable them to undertake this decommissioning.
LOCAL AUTHORITY:
Mid Devon District Council, Phoenix House, Phoenix Lane, Tiverton, Devon EX16 6PP. Tel: (01884) 255255.

GUIDE PRICE: An indication of the seller’s current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
RESERVE PRICE: the seller’s minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

†Traditional auction
Exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. To ensure that the successful bidder proceeds, the buyer is automatically charged a holding deposit, which is held in a secure client account, pursuant to the terms of a holding deposit agreement.
* Pricing Information
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.

Where there is a conflict between the fees stated in the particulars, the bid information box above or the bidding confirmation pop up and the contents of the legal pack, the contents of the legal pack shall prevail.
