A detached Grade II listed chapel dating back to 1818 in this small rural hamlet. Offered for sale by online auction (Ending at 1400hrs on Tuesday 9th April 2024) it offers great character with potential subject to any necessary permissions. Planning for conversion to a three bedroom residence was granted on 15th October 2019.
Eastacombe Chapel is situated in the small hamlet of Eastacombe, in the Parish of Tawstock and approximately two miles south west of Barnstaple which has a wide range of shops and amenities. Tawstock village is about 1 mile away with a Primary School and Grade I listed church (St Peters) dating from the 14th century.
The Eastacombe Chapel dates from 1818 and appears to be of stone and cob construction with a more modern side extension. Building works were undertaken in 2022 which resulted in a large portion of the wall against the road falling out. The existing scaffolding in place is included in the sale.
From the front, doors open into the Entrance Lobby with stairs rising up to the Gallery overlooking the main Chapel. Double doors from the Lobby lead through to the main Chapel with character features such as arched windows, timber flooring and a high ceiling. From the Lobby a door leads through to a Kitchen and WC. There is also access to another WC from outside.
We have been informed by the vendors that the area of land to the front of the Chapel has always been used for parking but the land itself is unregistered. We understand that access across this land may be required for a local farmer to get to fields and for separate access to the graveyard. We would suggest any potential purchasers make their own enquiries.
The graveyard is not included in the sale of the property.

AUCTION PROCESS AND FEES
The property will be offered for sale by Online Traditional Auction (unless sold prior.) The auction end date is Tuesday 9th April 2024 at 1400hrs. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date.
Buyer Fees/Payments
The successful purchaser(s) will be liable to pay the sum of £5,000 at the end of the auction. From this a buyer's fee of £3,600 inc VAT is retained by Rendells/Bamboo Auctions as a contribution towards the auction costs, and £1,400 is payable towards the purchase price immediately after the auction. The Completion date will be as dictated by the solicitor and included in the legal pack, shown as 20 working days after the auction.
Deposit Payment
The Seller and Buyer agree that the winning Bidder may transfer the remainder of the 10% deposit (less the amount paid online £1,400.00) within 48 hours of the end of this online auction. Clauses 6.1, 6.2 and 7.1 of the Holding Deposit Agreement shall be read as amended to reflect this accordingly
