METHOD OF SALE
The property will be offered for sale by Online Auction (unless sold prior.) The auction end date is Tuesday 5th September 2023 at 3pm.
The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date.
SITUATION
The field is situated in a quiet and highly sought after location near Woodbury Salterton and Woodbury Common in East Devon. The A3052 lies about 2.5 miles North of the land which connects East Devon to Exeter in the West. Woodbury village has many local amenities including pubs, sports facilities, primary school and a Church.

The field extends to about 3.28 acres of level pasture which is surrounded by mature hedges and stock fencing. Throughout the boundaries are a number of young and more mature trees. A stream flows along the North boundary of the land. The land abuts the public highway to the South and is reached through a set of timber double gates.

It is for potential bidders to inspect, assess and come to their own conclusions as to whether the well supply is suitable for their particular needs, as no warranty is given nor representation made as to the quality, volume nor adequacy of the supply for any specific purpose and it is expressly sold ‘as seen’. PROOF OF IDENTITY
Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for administration.
