The barn is located on the edge of the hamlet of Marsh within the Blackdown Hills, a designated Area of Outstanding Natural Beauty, and includes the highly popular Flintlock Inn. It is situated between the market towns of Honiton and Ilminster which cater for day to day needs, including shops, schools and recreational facilities.
The nearby A303 offers fantastic communication links. There are regular rail services to London Waterloo from Honiton, whilst both Exeter and Taunton provide services to London Paddington. Exeter International Airport provides a number of domestic and international flights.
DESCRIPTION
Applestone Barn is of local stone construction under recently renewed tiled roof, of two storey height and has an attached single storey lean-to extension of its southeast gable end. There is a large full height opening on the northeast elevation.
Planning consent was granted (Ref 20/1225/FUL) to convert the barn into a holiday cottage plans show a lounge area with mezzanine bedroom over, kitchen and shower room. Planning permission is subject to conditions, part of which states:

Entering from the north of the site, the plans indicate an improved access by removing the block building adjacent to the lane.
There is a large former chicken building, please note asbestos is present (asbestos report contained within the legal pack), used for storage. Please note the brick pavers inside the shed are included in the sale.
The grounds slope gently towards the south east backing onto the village. At the top is a small concrete area, below which is grass area with an apple tree and below the large conifer hedge is an area of planted woodland/coppice.

From Honiton head east on the A30/A303. Turn left to Marsh and almost immediately turn left again, follow this round for about 200 yards and the barn is on the right.
METHOD OF SALE
The property will be offered for sale by Online Traditional Auction. The end of the online auction is scheduled for 30th June 2021 at 6pm. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date.
PROOF OF IDENTITY
Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction.
