Entry is onto a level gravelled parking area with the south boundary providing a flat area currently planted with spruce and larch trees (approx. 20 year old). A vehicle track leads down a gentle slope surrounded by 1,000+ new native broadleaf trees (planted 13 years ago). At the centre is a half-acre of meadow and another level parking area with expanding views of the river and beyond.
To the side of the meadow is a long flat area containing a 5.5 x 4.0m industrial steel building with roller door, a log shelter and a compost toilet. A small area of the meadow is planted with 75+ (5 year-old) Nordmann fir trees and at the bottom of the meadow is an established patch of Salix (predominantly coppiced basket willow). Below this is an ancient track and the north-west boundary fence sloping down to the ruined walls of an old stone house and stream. Across the stream is the boundary fence which leads southwards upstream through estuarial woodland with a carpet of golden saxifrage, varieties of mosses and ferns, honeysuckle and wild roses, ending at the bottom end of the south boundary fence.
The land is within the National Park therefore no planning can be obtained for this site. Tree preservation order on woodland. The metal shed with the seating area does not have planning permission and will be removed by the vendors prior to the sale completing.
The winning bidder will be charged a sum of £5,000 online. From this, a buyers fee of £2,400 (including VAT) is retained by West Wales Properties /Bamboo Auctions as contribution towards online platform costs, and £2,600 is payable towards the purchase price.
